The following are questions that we have received over the years, from property buyers who were looking for properties for sale on the Costa Blanca.  If you have any to add, please let us know.


Q. Can you help to organise a mortgage?

A. Yes, depending on your personal circumstances and the property you are wanting to buy.


Q.  There's quite a few different property types in Spain, could you please explain what each of them mean?

A.  No problem, there's an explanation below of each description of property types, some will be more understandable than others:

Apartments
A single level property, usually built in blocks.  Apartments for sale on The Costa Blanca are also referred to as flats for sale on The Costa Blanca. Most apartments in Spain have an outside balcony or terrace. Larger apartment buildings sometimes have a communal swimming pool, landscaped gardens and other amenities such as a tennis court. Apartments are very typical properties in Spain.

Bungalows
Single level, ground floor or first floor properties which are often built in terraces. A bungalow may come with a roof terrace (first floor bungalow) or garden (ground floor bungalow). Frequently, the bungalows for sale in Spain have a communal swimming pool. Bungalows are the most popular types of properties in Spain.

Duplex's
Two storey properties, sometimes combined with an apartment building. Most commonly, duplexes have ground floor access. Duplexes often have a small garden and a roof terrace. Communal swimming pools and landscaped gardens are common features.

Corner Houses (Quadros)
Like semi-detached houses, but with blocks of four houses joined together.

Semi Detached Houses
Houses with one or more storeys built in pairs. Each normally having its own garden.

Villas
Spanish villas are detached houses of one or more floors, with its own plot of land.  All of the villas for sale on this website also have their own swimming pool.

Q. What additional costs can I expect to pay when buying a property in Spain?

A. To cover all the additional costs of buying a property in Spain we suggest you add 10% to the purchase price of the property. This is to cover 7% IVA (tax) and 3% for legal fees, notary fees, stamp duty and the connection of water and electricity.


Q.  How much deposit will I be expected to put down to secure my purchase?

A.  Between 5% and 10% of the purchase price will be required to stop the property from being publicly advertised for sale.


Q. Do I need to come back to Spain to complete on my property purchase?

A. No, not necessarily, providing your legal representative has all of your documentation in place they should be able to organize a Power of Attorney specifically authorizing them to sign your title deeds on your behalf, this is a very common occurrence in Spain. This would mean that on your next trip to Spain you would simply collect the keys and move into your new home.


Q. Do fixtures and fittings come with the property?

A. Normally, yes - in fact, most properties sold in Spain are sold fully furnished. This is something that would be discussed with the current owner.
